How to ask about satisfaction with the price and the length of the sale

Satisfaction with the price is the seller's feeling that the achieved price matches what they expected from the sale. The template does not ask about it directly, because the price and the length of the sale are data you already have in the listing. We therefore recommend two things.

  1. Add a single choice question: the achieved price was higher than I expected, matched my expectation or was lower. You are not asking for the amount, but for the feeling that decides whether they recommend you.
  2. Keep the asking price, the achieved price and the number of days on the market with the seller's contact in Quanda, for example as custom fields or tags such as Sold within 30 days. You then filter the ratings by these data.

Always read the speed of sale rating next to the real number of days. A sale in three weeks with a low speed rating means you promised more at the start than was realistic. A sale in six months with a high rating means the seller understood what was happening the whole time. Both are important information for managing agents.

How to send the survey to a seller from Quanda

  1. Create a new survey in Quanda, enter the seven questions of the template and add a question about satisfaction with the achieved price. The help article Creating and setting up an online survey describes the procedure.
  2. Store an agent tag, a locality tag and the listing data with the seller's contact: the asking price, the achieved price and the number of days on the market.
  3. In the Distribution step switch the survey status to Ready to use and choose Distribute by e-mail.
  4. Create a campaign thanking the seller for their trust, mention the address of the sold property and put the survey link into a button.
  5. Send the campaign within two weeks of signing the purchase contract and paying out the purchase price.

How to evaluate the sellers' answers

Net Promoter Score (NPS) is a measure of willingness to recommend based on the 0 to 10 scale question. With sellers, always read it together with the price and the length of the sale.

  1. Open Analysis of answers in the survey. For each question you see how many people answered and how many skipped it.
  2. Use the advanced filter to split the answers by agent and by contact data: the length of the sale and the difference between the asking and the achieved price.
  3. Compare the speed of sale rating with the real number of days. A low rating for a fast sale points to a badly set expectation, not to slow work.
  4. Calculate NPS from the recommendation question: the share of answers 9 and 10 minus the share of answers 0 to 6. Tag the promoters and ask them for a review and a recommendation to neighbours.
  5. Download the results as a PDF in the Final report and go through them with the agents whose listings the ratings cover.

How to turn the answers into further listings

A sale in the street is the best reference for the same street. The neighbours saw the sign, the viewings and how quickly it disappeared, and when they decide themselves, they ask the person who sold.

  • Thank the promoters (9 and 10) within two days, ask for a review and offer to get in touch with neighbours who are thinking about selling.
  • Tag sellers with a locality and in the survey automations set them to join the group for that locality after completing the survey.
  • Send this group price maps and an overview of properties sold nearby from Quanda. Someone who has sold keeps watching prices and often recommends whom to contact.
  • Do not leave the detractors (0 to 6) alone. Call them before they write a review and ask what should have gone differently.

Frequently asked questions

Within two weeks of signing the purchase contract and paying out the purchase price. The seller still remembers the whole process and the joy of a closed deal makes them willing to answer. If you wait for the title registration, a month or more may pass and the ratings get vaguer.

Send the survey anyway, but admit the length of the sale in the campaign and explain the reasons. A seller who gets an open message rates more mildly than one who feels the problem is being swept away. In the answers then read the speed of sale rating separately from the agent rating. You will see whether the delay damaged the relationship or just one item.

Yes, if you send the survey with a campaign from Quanda and the contact records who handled the listing, for example with an agent tag. You then filter the ratings of competence, willingness, legal service and speed of sale by agent and compare them with the real results of their listings.

It asks how likely the seller is to recommend working with you. To get the Net Promoter Score (NPS), subtract the share of detractors (0 to 6) from the share of promoters (9 and 10). With sellers, NPS is closely tied to the price and the length of the sale, so evaluate it together with those data.
